Once your home is listed you can expect a series of events to take place. An appointment will be made to measure your rooms; put the lock box on the door and the sign in the yard. For added convenience, this step can be done even if you are not able to be home.


Interior and exterior pictures will be taken, and a virtual tour will produced and ready in about a week.


Your home will be entered into the Multiple Listing Service (MLS). Along with the home listing information, the property disclosures you have signed during your listing appointment, will be downloaded into the MLS system to provide a Buyers agent immediate access to any forms they need when they are ready to present an offer to purchase your home.


A Home Information Book will be ordered from the title company to give prospective Buyers information regarding your home, the subdivision where your home is located and information regarding your town. A smaller version of the home book will be prepared so potential buyers can take a copy along with them after they have viewed your home. A great way to keep your home at the top of the list when buyers are reviewing homes they have seen!


Color flyers will be created and placed in a box attached to your yard sign. I suggest you only put a few in the box at a time to prevent a loss if the neighborhood kids use them for paper airplanes! It also gives you a better idea how many are being taken in a given time frame. Just let me know when you are running low, so I can get more to you in a timely manner.


Since the web is the primary source of advertising your home will be listed on several web sites. Your home will also have its own web site and the web address will be attached as a sign rider on your yard sign. Potential Buyers can view the virtual tours and photos, get details and view MLS information utilizing the links within the web site. What a great way for them to see what your home has to offer!


Once an offer to purchase comes in, I will be ready to help you every step of the way. Contract negotiations, monitoring dates and deadlines, coordinating with the Buyers agent, inspectors, lender, and the title company to get you to the closing table.
